Job Description: Upon purchase of the property our client’s it was our client intentions to let the building, however the previous commercial EPC was scoring very poorly (rating G). Greater Manchester EPC was instructed to improve the EPC rating, so the landlord could comply with 2018 Minimum Energy Efficiency Standards (MEES). The scope of the work a visit to the Liverpool Offices and undertook a detailed analysis of possible fabric, heating and lighting elements that were causing such a poor EPC rating. Our Commercial Energy Assessor was required to remodel the Commercial EPC using our specialised energy software; to first determine the accuracy of the original report, then re-model a series of scenarios to improve the EPC rating, doing so in the most practical and cost-effective way.
From our investigation and remodeling processes we were able to implement a cost-effective improvement plan, in this case involving a full lighting re-design for the property. We advised the Liverpool landlord of the most energy efficient lighting and he completed the works within a couple of days. To finish the project, we issued an improved EPC (with rating E) so the property was now MEES compliant for letting purposes.
